Applicants
who possess a Florida sales associate's license must fulfill
their sales associate's post-licensing education before the
expiration of the initial sales associate's license or before
applying for a broker's license (whichever occurs first).
Broker
applicants must successfully complete FREC Course II or an equivalent
FREC-approved course (unless qualifying as a broker under the
mutual recognition provision). Before becoming eligible to enroll
in the broker's course, the candidate must have completed at
least six months of active real estate experience. (The six-month
active period is not applicable for full-time, degree-seeking
students majoring in real estate at an accredited community
college, college or university.) FREC Course II consists of
69 hours of classroom instruction and 3 hours for the end-of-course
examination.
BROKER
EXPERIENCE REQUIREMENTS
Broker applicants are required to fulfill an experience requirement
in addition to the educational requirements. Applicants must
complete at least 12 months of real estate experience during
the 5-year period preceding their becoming licensed as brokers.
Credit, standing, or experience as an active real estate sales
associate cannot be established by working for an owner-developer
unless the owner-developer is a licensed broker holding a current,
valid, and active license as such.
Individuals
who have held an active real estate license in another state
may apply the experience toward a Florida broker's license if
the applicant has held an active sales associate's or broker's
license for at least 12 months during the preceding 5 years.
However, an applicant who also holds a Florida real estate sales
associate's license must fulfill the sales associate's
post-licensing education requirement before the initial sales
associate's license expires before being eligible to obtain
a broker's license, even if the individual is applying real
estate experience from another state.
LICENSE
EXAMINATIONS
License examinations for broker and sales associate applicants
are ordinarily given at a minimum of 15 test sites located throughout
Florida. The examination consists of multiple-choice questions
and is administered as a computerized test.
